Data Methodology

This page describes how the figures on Trispark Realty are collected and what their limits are.

Project data

Each project record holds name, developer, location, status, configurations, indicative price range, possession date, RERA number and a source. Records are created from RERA portals or the developer's own material. The source, source type and last verified date are stored with the record and shown on the project page.

Prices

• Prices are indicative and usually reflect a developer's published or quoted range, not a registered sale value.
• They exclude GST, stamp duty, registration, parking, club membership and other charges unless stated.
• A price can change without notice. Always obtain a current, written price sheet from the developer.

Price trends

Price-per-square-foot figures on trend pages are averages of the project data we hold for that area and period. They describe asking prices, not transaction prices, and can be thin where we track few projects. Each trend states its method and period.

RERA information

We show the registration number provided by the developer or the authority. A number appearing on our site is not a guarantee that the registration is current. Check status, validity and any complaints directly on the state RERA portal.

Update frequency

Records are reviewed when new information is available and carry a "last verified" date. If a page has not been verified recently, treat the figures with extra caution.

Known limits

• Coverage is currently concentrated on Noida; other NCR areas are being added.
• We do not list every project in a market, and absence from our site says nothing about a project's quality.
